What are the rules and details?

Our goal is to create a living environment that is inclusive and safe, this comes with the necessity of following some rules. The rules are not meant to complicate your life; we understand that making mistakes is part of being human. Please, in addition to following the rules, rely on common sense to contribute to creating a living space where everyone can thrive.

Monthly Rent

Heads up! Monthly rent is payable in HUF through wire transfer. You will receive a notification and detailed invoice between the 1st and 10th each month, with payment due by the 15th for the upcoming month.

The Paperwork Part

• No on-site payments; only bank transfers accepted. International transfer costs are not included in rent; additional charges may apply.

• Fixed-term Contract Cancellation: If you terminate your contract before the agreed period, you won’t be able to claim your deposit.

• Deposit refund: Only at the end of the contract (see details in “The Moving Out” below).

• First rent is due based on the contract. If, for some reason, your move-in gets postponed, you will be obligated to pay rent, and it will be considered as if you live there.

• Every tenant is obliged to sign a fixed-term contract.

• A mandatory deposit is required.

About the Reception

• Working Hours: Monday to Friday, 9am to 4pm (excluding holidays).

• We use an online scheduling system for visit appointments.

• Primary Language: All communication are in English.

• Mandatory on-boarding before the move-in process: for informed community members.

• Accommodation Reporting Form: one card per person for the contract duration.

Living Here

• One set of keys per tenant; replacement cost for lost keys. Do not copy or give it to someone else!

• Do not share internet passwords; a ban for sharing, using unauthorized connections.

• Tenant responsibility to lock doors; landlord not liable for loss or damage.

• No pets, no parties, no smoking, no intentional damage, no sleepovers.

• No taping posters on the walls.

• Permission needed for specific electric devices and open fire use.

• Shared Areas: Maintain cleanliness; shared areas not for personal storage.

• Behavior: Conduct respectfull and non disruptive behavior.

• Visitor in room and bed rentals: Accepted between 10am-8pm; charges for violating visiting hours.

• Visitor in private flat rentals: Invite visitors at your convenience; they’re your responsibility, please be respectful of other residents.

• CCTV cameras in shared areas.

• Fire Safety: Responsible behavior; penalties for fire-related risks.

• Fire Alarm System: Costs incurred for false alarms caused by tenants.

• Letters: We handle your incoming mail directly at the reception.

• Parcels: For a more convenient and secure delivery experience, we kindly recommend using one of the nearby GLS, Foxpost, Packeta, MPL, or EMag parcel lockers. We also accept prepaid parcels for a handling fee of 500 Hungarian Forints (HUF) per parcel. This fee covers the cost of processing and handling your parcel.

• Tools to Borrow: Free tool borrowing service; latency charges.

• Laundry Room: Specific rules in shared laundry room; follow instructions.

• Private washing machines for unit tenants only, between 10am-8pm.

• Garbage: Follow local laws for selective garbage disposal.

• Damages and Discrepancies: Report damages immediately; penalties for non-compliance.

The Moving Out

• Key Return: Move out by the last day of the contract.

• Deposit refund after the room is left in proper shape.

• Refund issued within 8 business days of handover.

• Separate deposits for private shared rooms for friends refunded after all tenants leave.

• Unreported damages result in withholding the deposit until repair costs are calculated and repaired.
