Welcome to Be.Budget.Rooms! To ensure a safe and comfortable living environment, we have established clear guidelines. These rules help maintain a well-organized, respectful, and enjoyable community for everyone.

Monthly Rent

IMPORTANT: THIS BANK ACCOUNT IS STRICTLY FOR RENT PAYMENTS ONLY.
IF ANY OTHER PAYMENTS (e.g. deposits) ARE TRANSFERRED TO THIS ACCOUNT, A HANDLING AND MISDIRECTED PAYMENT FEE OF 20 000 HUF WILL BE CHARGED FOR EACH OCCURRENCE TO COVER ADMINISTRATIVE AND TRANSFER COSTS.
PLEASE ENSURE THAT RENT PAYMENTS ARE MADE TO THIS DESIGNATED RENT ACCOUNT ONLY.

Rent must be paid in HUF by bank transfer.
You’ll get a monthly invoice between the 1st–10th, and payment is due by the 15th for the next month.

Important Payment Information
  • Payment: Rent is due monthly in HUF via bank transfer only. 
  • Invoices: Sent between the 1st and 10th of each month, due by the 15th for the upcoming month. 
  • Bank Details: See your invoice for payment details. 
  • No Cash Payments: Only bank transfers are accepted. International transfer fees are the tenant’s responsibility. 
Fixed-Term Lease & Deposit
  • Fixed Lease: All tenants sign a fixed-term contract, which cannot be canceled early. The full rent is due until the contract’s end date. Moving out early does not remove your payment obligation, and your security deposit will not be refunded. 
  • Deposit & Refund: A two-month security deposit is required, based on room rent. It cannot be used for rent and will be refunded within 30 days after the move-out date, only at the end of the lease if all conditions are met.
  • First Rent Due Date: As specified in your contract. If your move-in is delayed, rent is still due as if you were residing here. 
Reception & Communication
  • Office Hours: Monday to Friday, 9 AM – 4 PM (excluding holidays). 
  • WhatsApp, phone calls, or in-person messages are NOT valid. If you do not send an email, we consider that no request was made. 
  • Language: All communication is in English. 
  • Mandatory Onboarding: All tenants must complete onboarding before move-in. 
  • Accommodation Reporting Form: 
  • Each tenant receives one form for their lease, only after the deposit and first month’s rent have been fully paid. 
  • If a tenant needs an additional form, a request must be submitted. If approved, the cost is 5,000 HUF per form with a valid reason. 
Living Guidelines
  • Keys: One set per tenant. Lost keys = replacement fee. Do not duplicate or share. 
  • Internet: Do not share WiFi passwords. Unauthorized sharing = access restrictions. 
  • Security: Always lock doors. You are solely responsible for your own belongings. 
  • Strictly Prohibited: 
  • No pets 
  • No smoking – This includes traditional cigarettes, electronic cigarettes (e-cigarettes), vapes, heated tobacco products (such as IQOS), and any other smoking or vapor-producing devices. Smoking is strictly prohibited inside the building, including rooms, hallways, common areas, and bathrooms. 
  • No parties 
  • No overnight guests 
  • Room Decorations: Do not use tape, nails, or adhesives that can damage walls. 
  • Electrical Devices: Only basic devices like phones, laptops, tablets, and their chargers are allowed without approval. Any other electrical device requires management approval. Open flames are strictly prohibited. 
  • Common Areas: Must be kept clean. Personal belongings cannot be stored there. 
  • Carrier Bags & Luggage (Wolt, Foodora..): Must not be stored in rooms or living areas. Use the designated storage area. 
  • Behavior: Respect others and avoid disturbances. 
  • Tool Borrowing: Tools are available for free but late returns may incur fees. 
  • Reporting Issues: Report any damage immediately. Delays may result in penalties. 
Visitors
  • Dorm Rooms: Visitors are NOT allowed in dorm rooms—only in shared areas between 10 AM and 8 PM. This ensures privacy and security. Violations may result in charges. 
  • Private Rooms: Guests are welcome between 10 AM and 8 PM. Violations may result in charges. 
  • Private Flats: Visitors are allowed, but tenants are responsible for ensuring they follow house rules. 
Security & Fire Safety
  • CCTV Monitoring is active in common areas for safety purposes. 
  • Fire Safety: Any fire-related risks = serious penalties. 
  • Fire Alarms: False alarms due to negligence will result in fines. 
Mail & Deliveries
  • Letters: Collected at reception. 
  • Packages: Use GLS, Foxpost, Packeta, MPL, EMag parcel lockers. 
  • Reception Handling Fee: 1,000 HUF for each prepaid package. 
Laundry & Waste Disposal
  • Laundry Hours: 10 AM – 8 PM for in-unit washing machines. 
  • Waste Disposal: Follow local recycling & waste disposal regulations.
Bicycle Storage & Electric Vehicles
  • Bike & Vehicle Parking: Must be registered and stored only in designated areas. 
  • No Indoor Charging & Storing: Charging and storing e-bikes, e-scooters, or other electric vehicles and their batteries inside rooms or common areas is STRICTLY PROHIBITED. 
  • Charging Station Available: Use only the approved outdoor charging area (extra costs).
  • Safety Compliance: All personal electric vehicles must meet safety standards. 
Moving Out
  • Key Return: Return keys by the last day of your contract. 
  • Deposit Refund: If the room passes inspection, refunds will be processed within 30 days after the move-out date, provided that all conditions are met.
  • Damages: Unreported damages = deductions from the deposit.
