This page provides a summary of our rental contracts, but we strongly recommend that you read your contract carefully before signing. Below are the key aspects you need to know:
● Lease duration: All contracts run until June 30, 2026 – no short-term rentals.
● No early termination: Once signed, rent is due for the full contract period.
● Stable costs: Fixed rental rates throughout the lease term. If utility costs increase by more than 20%, additional charges may apply. Only for the Flats, the utilities are calculated based on consumption.
● Invoices are sent between the 1st–10th of each month.
● Rent is due by the 15th for the upcoming month.
● Payments accepted: Bank transfer only – no cash or card payments.
● Currency: Rent must be paid in HUF (Hungarian Forints).
● International transfer fees are the tenant’s responsibility.
● Deposit required: A two-month security deposit is required, based on room rent.
● No refund if you cancel before moving in.
● Deposit cannot be used for rent payments.
● Refund processed within 30 days after the move-out date, only at the end of the lease if all conditions are met.
● Your place is confirmed only after we receive your deposit.
● Contract preparation takes up to 1 week (working days only).
● No refunds if you change your mind after booking.
● Onboarding (30 min session) is mandatory before move-in.
● Deposit + first rent must be paid before move-in.
● Move-ins take place Monday–Friday, 9 AM – 4 PM.
● Keys will only be given to the person who signed the contract.
● All official communication must be via email.
● WhatsApp, phone calls, or in-person requests are considered only with an official email request.
No business activities – Beds/Rooms/Flats are for residential use only.
No storing or charging of e-bikes or scooters indoors (because of the fire hazard).
